Marriott Bonvoy is once again offering a bonus for bookings of Marriott Homes & Villas stays in April 2025. This time, the requirements are to book by April 20, 2025, stay a minimum of 2 nights, spend at least $1200 on the stay, and check out by April 30, 2025. That’s hardly mattress run-worthy, but if you need a vacation rental this month, you should take this rebate into account when shopping around.

The Deal

  • Marriott Homes & Villas is offering 15,000 bonus Marriott Bonvoy points when you sign in and book a stay of 2 or more nights by April 20, 2025 and the stay occurs between April 1-30, 2025, with a minimum spend of $1,200 for the stay.

Key Terms

  • A “stay” is defined as two (2) or more consecutive nights spent at the same property, regardless of check-in and check-out activity.
  • Registration of Marriott Bonvoy Member’s Marriott Bonvoy account is not required for this promotion.
  • Marriott Bonvoy Members earn 15,000 bonus points per qualifying paid stay at a participating home rental booked between March 22, 2025 (12:01 AM EST) – April 20, 2025 (11:59 PM EST) through the Homes & Villas by Marriott Bonvoy website (“HVMB Platform”). Payment for the stay must be made in cash or credit card.
  • Stays of two (2) or more consecutive nights must be completed during the promotion earning period, beginning April 1, 2025, up to and including nights stayed on or before April 30, 2025.
  • A minimum spend for the stay is $1200 (or foreign currency equivalent)
  • Members earn five (5) base Points for each U.S. dollar, or the currency equivalent, on all Qualifying Charges incurred and paid for by the Member through the HVMB Platform.
  • Promotion bonus Points are in addition to the base points and any Elite bonus points earned per stay within the promotion earning period.
  • Charges that do not qualify for Points include, but are not limited to, taxes, booking fees, cleaning fees, security deposits, and extra add-on services purchased and/or applied to home rentals booked through the HVMB Platform.
  • Home rentals booked through third-party online retailers are ineligible to earn for this promotion.
  • Marriott Participating Brand Residences may be featured on the HVMB Platform: however, they do not participate in the Marriott Bonvoy loyalty program and do not participate in this promotion.
  • Marriott branded hotels, branded residences, and Marriott Executive Apartments are not included/eligible for this promotion.
  • Award redemption stays where Points are redeemed for a portion of, or the entire stay are not eligible for the promotion.
  • Provided that the correct Marriott Bonvoy Membership Account Number is added as part of the booking process, Points will automatically appear in the Member’s Account within seventy-two (72) hours following the completion of their stay.
  • Members electing to earn miles are not eligible for this promotion.
  • No points are awarded for cancellation or no-show
  • Please note your Membership Account Number and the email address that your Account is registered under must be entered correctly at time of booking.

Quick Thoughts

The landing page claims that this offer has been “extended”, though it’s worth noting that the details say that this deal runs from March 22nd to April 20th and the deal that expired on March 21st (which was also for April 2025 stays) required three nights and a minimum spend of $1500, whereas this new version of the offer only requires two nights and $1200 spend (which is less spend overall but more spend per night). Note also that this offer will not stack with the offer for double points as that offer is open for registration right now, but is valid for stays starting on May 1st, which will be after this 15K promotion ends.

And that paragraph illustrates my core complaint with Marriott Homes & Villas. They keep running incessant promotions where a “stay” has a different definition every time in terms of the minimum number of nights or amount of spend and registration overlaps but promotional periods do not, etc. That makes it very confusing to follow promotions and frankly turns me off. I’d much rather have a set minimum number of nights and amount of spend for a stay to earn Marriott points and then every stay that earns Marriott points should qualify for promotions. That would make it far easier to stay engaged with these promos. I suppose it makes sense that they may want to incentivize different minimum numbers of nights, but then set a standard minimum amount per night to qualify for promotions!

At any rate, if you have a need for a vacation rental, this could be a decent if not compelling rebate. Our Reasonable Redemption Value for Marriott points is 0.76c per point, which means that the points here are worth around $114. That’s an OK rebate on $1200 in spend, but it certainly isn’t enough to encourage a spontaneous booking.

If you do consider booking a Marriott Homes & Villas property, keep in mind that Capital One Shopping sometimes has great targeted offers (I’ve been targeted for 25% back up to $250 back recently) and the Capital One credit card login has Marriott Homes & Villas as a shopping portal option as well (though usually with a significantly lower rate).
